Based on this a few things come into play:

  • You need about 3 appointments per deal
  • That is 126 appointment per year
  • 11 appointments per month or about 3 appointments per week

To be clear an appointment as calculated above only counts as the first time you meet with someone in which the intent of the meeting is to secure them as a client.

Part 2 - The Funnel

 

They all work. Just stay consistent. The one we stick with is called RCC. 

  • Reach - Tons of content ads that just get people used to you
  • Collect - Ads the ask for contact details in exchange for something that can help their problem
  • Convert - Ask to book a call with you to solve their problem for them

Part 3 - The Financial Assumptions

 

If you are running ads, there are 3 campaign types you’re probably focused on. Web Traffic Ads, Lead Ads, and Video View ads. Below are some benchmarks you should be within so you know that your ads are performing. 

Web traffic ads
CPC - less than .25
Click through rate 1-4% good 5% is great

Lead Ads
Homes for sale - 2.40 - 7.50
Content - 1.45 - 5.60
Appointment - $75

Video views
Under .02 for thru plays is good
Sub .01 will get massive push

 

Some tips to tie this up

 

  • Don’t obsess over cost per lead
  • Obsess over cost per appointment and contract
  • Nothing works the first time
  • Learn copy writing and master it
  • Talk to the camera like a person
  • Talk to the camera like you are talking to your college friend
  • Simple language and copy scale
